# Factorium for homeowners

If a contractor uses Factorium to fund project work, Factorium may appear in a payment notice or deed of trust. The exact meaning depends on the homeowner's signed documents and any valid notice.

The basic relationship is:

1. The homeowner contracts with a contractor for project work, price, timing, and payment terms.
2. Factorium may purchase the contractor's right to receive payment under a qualifying contract. That can help the contractor access cash before payment is due.
3. If that payment right is transferred, the project documents or a valid notice should identify who receives payment and how to pay.

A deed of trust can create a security interest in real property. If Factorium is named in one, review who is named, what obligation it secures, when payment is due, and how the interest is released. A payment notice and deed of trust serve different purposes.

Before sending money in response to a changed payment instruction, verify the request through contact information already trusted. Read the signed agreement, payment notice, and any deed of trust carefully, and consider independent legal advice for a specific situation. This page is general information, not legal advice.
